Short courses in Real Estate: Would long-term be Better?

Jonah D. Martin
28 May 2015

Theses:
Everyone wants to take a short course in real estate

today, however, would a long term course be better?

The truth of the matter is it depends on the individual, how

much one wants to study real estate.

According to my research, real estate, like any other

licensed profession, has a continued education program

attached to it.  However lots of people are not into real estate

as a full-time career and do not intend to be a part of a team

or do it until they retire.

Ones that have or are a part of a company or a team of

realtors, may consider an attending a learning program that

has a continued education program attached to it.

However, some whom are mostly doing it because it is a

quick way to make a lot of money, may ask oneself,  “ Do I

have enough knowledge to do this and really be good at it?”

Being a Real Estate bird-Dog: Real money in it?

Jonah D. Martin

23 May 2015

Theses:

One needs to be acceptable about anything one does on-line, for instance did you know that being a bird-dog is really a “real estate assistant” and one needs to have money to invest and be able to negotiate a deal and find deals that the agent cannot find, to be any value to them.

Marketing scam

Real estate gurus us this term to refer to ones they recruit to hunt properties for them. “The no money” routine, “As people begin to realize “wholesaling” does indeed take money, there needs to be another avenue for people to imply “no money needed”, and that seems to be this whole bird dogging concept.” However that is not so. One will need to invest money.

There is money needed, and Risk

Some sites will claim there is no money and no risk, but do research to make sure they are telling you the truth. Their semantics game is real slick. Do not take anyone’s word for it. Look into it yourself and make an informed choice.

Conclusion

There is no way to enter into real estate and make money without spending money. Unfortunately, sending real estate investors properties already listed on the MLS and then trying to collect a finder’s fee is going to be quite the daunting task. I’ve seen some people say they pay their bird dogs to go and take pictures and such of properties; however, I’d argue that is the incorrect use of the “definition” of a bird dog. I’d say paying someone for that sort of thing is more like a “real estate assistant” job, not “bird dog”. The point I hope I’ve driven home is that if you are planning on being a bird dog, you might as well plan on becoming a wholesaler since the only way you will ever be able to become a quality bird dog is by using wholesaler techniques. Despite what those trying to sell courses may say, there is no such thing as an “easy – no money down- real estate strategy”… bird dogging included. WANT TO TAKE ALL OR SOME OF THE WORK OUT OF DEALING IN REAL ESTATE? BE A BIRD DOG!

WANT TO TAKE ALL OR SOME OF THE WORK OUT OF DEALING IN REAL ESTATE?  BE A BIRD DOG!

“How You Can CASH IN BIG By Simply
FINDING Hot Property Deals for Investors!
Let's face it...

Sometimes it's not realistic for the shyest of people to walk into a deal trying to bend a seller and a broker to take on a "creative financing" or a no-money-down deal.

After all, if either the seller or the listing broker shoots you the slightest look of awkwardness or criticism when you ask about "no money down," are you one to wilt into a corner and wish you could die and blow away?

If you don't feel "right" about going into a deal where you are asking the seller for the down payment or coming to the table with barely 2-cents to rub together then you NEED A "PLAN B."

Right now there is a huge need for people just like you to find properties for investors who are TOO BUSY to be locating properties on their own!  There is a huge need for "bird-dogs" who find lucrative cash flow property deals for investors.
